Garage Door Installation
New garage door installations for residential homes and commercial properties throughout Tacoma and Pierce County.
Titlow Garage Doors & Gates installs a wide range of garage door systems tailored to each property's opening size, usage, and aesthetic preferences. Our installations begin with a site assessment to confirm rough opening dimensions, headroom clearance, side room, and structural requirements before any door is ordered or delivered.
Residential installations typically include sectional steel, composite, or carriage-house style doors in standard and custom sizes. We fit and hang each door, install all track and hardware components, and connect the opener system as part of a complete installation. Commercial installations address higher-cycle requirements — we install insulated steel roll-up doors and commercial sectional doors rated for the duty cycles that warehouses, auto shops, and multi-unit properties require.
Every installation is completed to manufacturer specifications and tested for proper balance, travel limit calibration, and safety reversal function before we leave the job. We finish with a full walkthrough so you understand how to operate and maintain your new door.
Garage Door Repair
Accurate diagnosis and reliable repair for broken springs, snapped cables, bent tracks, damaged panels, and all other garage door failures.
Garage doors fail for a range of reasons — broken torsion or extension springs, frayed or snapped lift cables, bent or misaligned track sections, damaged rollers, worn hinges, or impact damage to door panels. Titlow Garage Doors & Gates approaches every repair call with methodical diagnostics before recommending any parts or labor.
We repair both the mechanical and structural sides of garage door systems. Spring replacement is one of the most common and most safety-critical repairs we perform — torsion and extension springs are under significant tension and must be handled correctly. We carry a wide range of spring sizes on our service vehicles to complete most replacements same-day.
For situations where panel damage has affected the door's structural integrity or appearance, we assess whether panel replacement or full door replacement is the more cost-effective path. We provide honest assessments and give you the numbers to make an informed decision.
Opener Installation & Repair
Full-service installation, programming, and repair of residential and commercial garage door openers.
The garage door opener is the most-used piece of mechanical equipment in most homes. Titlow Garage Doors & Gates installs and services all major opener types: chain drive, belt drive, screw drive, and jackshaft (wall-mount) openers for residential applications, and commercial-grade operators for higher-cycle commercial doors.
New opener installations include mounting, drive rail assembly, trolley attachment, limit and force adjustment, safety sensor installation and alignment, and programming of all remotes and keypad codes. We recommend opener models based on door weight and size, expected cycle volume, and noise sensitivity — a belt drive in an attached garage adjacent to a bedroom is a different specification than a chain drive in a detached shop.
Repair services cover the full range of opener failures: motor board replacement, capacitor repair, logic board diagnosis, stripped drive gear replacement, safety sensor alignment, remote reprogramming, and Wi-Fi module replacement for smart opener systems.
Emergency Service
Rapid-response service for garage doors that won't open, won't close, or have failed at the worst possible time.
A garage door that won't open when you need to leave, or won't close when you need to secure your property, is an urgent problem. Titlow Garage Doors & Gates offers emergency service for Tacoma area customers when time-sensitive repairs can't wait for a scheduled appointment.
Common emergency calls include broken springs that have left the door immovable, cables that have snapped off the drum causing the door to hang at an angle, opener failures that leave a vehicle trapped inside or the garage unsecured, and doors that have come off track after an impact or hardware failure.
We stock the most common spring sizes, cables, and hardware components to resolve the majority of emergency situations on the first visit. For situations requiring special-order parts, we can secure the door in a safe and closed position while parts are sourced.
Spring & Cable Replacement
Professional replacement of torsion springs, extension springs, and lift cables — the most safety-critical components in your garage door system.
Springs and cables are the core load-bearing components of any garage door system. Torsion springs — mounted above the door on a steel shaft — counterbalance the door's weight and are responsible for the smooth, controlled movement you feel when opening and closing. When a torsion spring breaks, the door typically becomes very heavy and may not open at all.
Extension springs run along the horizontal tracks on each side of the door and perform the same counterbalance function on doors where overhead clearance limits torsion spring installation. Both spring types have a finite cycle life — typically 10,000 cycles for standard residential springs — and should be replaced before they fail unexpectedly.
Lift cables attach to the bottom corners of the door and wind around drums at each end of the torsion shaft. Frayed or broken cables are a serious safety hazard and should be addressed immediately. We replace cables as part of spring replacements and as a standalone service, always inspecting drums and hardware for wear at the same time.
Preventative Maintenance
Scheduled tune-ups to keep your garage door system operating safely, quietly, and reliably year-round.
Garage door systems subject to daily use experience wear on springs, cables, rollers, hinges, and opener components over time. A scheduled maintenance visit allows developing problems to be caught and corrected before they cause a failure — or before a worn spring breaks at 6 a.m. on a Monday.
A standard maintenance visit includes lubrication of all moving parts (springs, rollers, hinges, tracks, opener drive components), balance test to verify spring tension is correctly set, safety reversal test to confirm the opener stops and reverses on obstruction, physical inspection of all hardware for wear, and visual inspection of weather seals and bottom seal for weathertightness.
We recommend annual maintenance for most residential garage door systems, with semi-annual visits for high-cycle residential doors or commercial applications. Customers on a maintenance schedule tend to have longer-lived springs, quieter operating doors, and fewer unexpected service calls.
